PAT testing — what people ask

Is PAT testing a legal requirement for landlords?

Not by that name. The law requires you to ensure that electrical appliances you supply are safe, both at the start of a tenancy and throughout it — the Electrical Equipment (Safety) Regulations 2016 and the Landlord and Tenant Act. PAT testing is simply the accepted way to demonstrate you have met that duty. For an HMO it is usually an explicit condition of the licence.

How much does PAT testing cost?

£2.50 per item with a £75 minimum charge. A furnished one-bedroom flat is typically 8 to 12 items, so the minimum applies. An office of 60 items is £150. We do not charge extra for evenings or weekends, because testing a working office in business hours is disruptive and everyone ends up unplugging things twice.

How often should appliances be tested?

It depends on the equipment and the environment, not a fixed legal interval. For a furnished let, at the start of each tenancy is the sensible standard. In an office, IT equipment that never moves might be every two to four years while extension leads and portable heaters are annual. We set the retest dates on the labels according to the IET Code of Practice.

What happens if an appliance fails?

It gets a fail label and must be taken out of use. Many failures are trivial — a wrong fuse, a damaged plug, a frayed cord at the entry — and we repair those on the spot at no extra charge beyond the part. Genuine internal faults mean the item needs replacing, and we record it on the register so you have evidence you acted.
