Brixton has a dense furnished rental market and a significant number of licensed HMOs, particularly around Coldharbour Lane and Brixton Hill, where Lambeth's licensing conditions require current appliance testing. Lambeth is one of the more active boroughs on HMO enforcement, so keeping records current genuinely matters here. We provide the asset register in a form that suits a licence renewal submission.
The property types we see in Brixton
Brixton Hill and the streets towards Tulse Hill have big 1880s villas, most subdivided into three or four flats, often in the 1970s and 80s and often without the original supply being properly re-engineered. Loughborough Junction and Coldharbour Lane are denser Victorian terrace, heavily converted. The estates — Angell Town, Loughborough, Moorlands — are 1960s and 70s system-built blocks with communal landlord supplies, rising mains and, in leasehold flats, a hard boundary between what the leaseholder owns and what Lambeth does. We work on the leaseholder's side of that boundary; the landlord's side is Lambeth's contractor.
What pat testing involves
PAT testing is £2.50 per item with a £75 minimum, and we test out of hours so an office or shop does not lose a day. Landlords must ensure appliances they supply are safe; for a furnished let that usually means testing at the start of each tenancy.
You need us if
- You let a furnished or part-furnished property
- You run an HMO and the local authority licence requires it
- You employ people and need to meet your duty under PUWER
- Your insurer or landlord has asked for a current certificate
- You run a shop, salon, café or office with equipment in public reach
- Equipment is used on site, outdoors, or by the public
What's included
- Formal visual inspection plus full electrical test on every item
- Earth continuity, insulation resistance and polarity where applicable
- Pass/fail label on each item with the test date and next due date
- Itemised asset register you can reuse next year
- Failed items repaired on the spot where it is a plug, fuse or cord
- Certificate issued the same day

Carried out in line with the IET Code of Practice for In-Service Inspection and Testing of Electrical Equipment (5th Edition).
Getting to you in Brixton
Lambeth controlled parking covers most of SW2 and SW9 and enforcement is active; we carry a permit. The estates have their own access arrangements and some blocks need a fob or a concierge. For a leasehold flat in a Lambeth block, it is worth knowing before we come whether the fault is inside your flat or in the communal riser — if it is communal, Lambeth must attend and you should not be paying us to look at it.
