Short answer

An EICR (Electrical Installation Condition Report) is the inspection every rented property in England must have at least every five years. We test the installation, grade every issue C1, C2, C3 or FI, and give you a report your local authority will accept. A one-bedroom flat is £120 and takes about two hours.

EICR certificate — what people ask

How much does an EICR certificate cost?
In this part of London we charge £120 for a one-bedroom flat, £150 for a two or three bedroom property, and £180 for four or more bedrooms or an HMO. That is the full price including the report — there is no separate certificate fee. Very large or heavily sub-divided properties are quoted after a quick look at the board.
How often does a rented property need an EICR?
At least every five years, and at the start of a new tenancy if the existing report is older than that. You must give the tenant a copy within 28 days of the inspection, and the local authority a copy within seven days if they ask. Owner-occupiers are not legally required to have one, though ten years is the recommended interval.
What happens if my EICR comes back unsatisfactory?
An 'unsatisfactory' result means at least one C1 or C2 observation. C1 is danger present and we make it safe on the day. C2 is potentially dangerous and must be fixed. You have 28 days from the report to complete the remedial work and get written confirmation. We quote the remedials itemised so you can use another electrician if you would rather — plenty of firms make the report cheap and the remedials expensive, and you should be able to tell the difference.
What is the difference between C1, C2, C3 and FI?
C1 means danger present — someone could be hurt now, and it must be made safe immediately. C2 means potentially dangerous — no immediate risk but it must be fixed for the report to pass. C3 means improvement recommended — it does not fail the report and you do not have to act. FI means further investigation is required. Only C1, C2 and FI cause an unsatisfactory result; a report full of C3s still passes.
Do I need to be there for the inspection?
Someone needs to let us in and we need access to every room, the consumer unit and any outbuildings. The power goes off in stages during testing, so it is not a good day to work from home. Most landlords give us keys or arrange access through the agent, and we send the report by email the same day.
