PAT testing in Streatham

Streatham's rental market is more family-let and less furnished-share than the rest of our patch, so PAT volumes are lower and jobs are usually a single property rather than a portfolio. Where it does come up is the mansion blocks along Streatham Hill, a high proportion of which are let furnished, and the small commercial units along Streatham High Road — shops, salons and cafés — which we test before opening hours at no extra charge.

The property types we see in Streatham

The 1930s semis around Streatham Vale and Furzedown are the defining stock — bay-fronted, cavity-walled, with generous loft space and accessible floor voids, which makes them the easiest properties on our patch to work in. Their weakness is the vintage of their last upgrade: a great many were partially rewired in the 1970s or early 80s, which means PVC cable that is genuinely old, wall-mounted fuse boxes of that era, and lighting circuits with no earth. Telford Park is larger Edwardian housing, much of it still whole houses. Streatham Hill has interwar mansion blocks with communal risers and, in several cases, original 1930s intake positions still in service.

What pat testing involves

PAT testing is £2.50 per item with a £75 minimum, and we test out of hours so an office or shop does not lose a day. Landlords must ensure appliances they supply are safe; for a furnished let that usually means testing at the start of each tenancy.

You need us if

  • You let a furnished or part-furnished property
  • You run an HMO and the local authority licence requires it
  • You employ people and need to meet your duty under PUWER
  • Your insurer or landlord has asked for a current certificate
  • You run a shop, salon, café or office with equipment in public reach
  • Equipment is used on site, outdoors, or by the public

What's included

  • Formal visual inspection plus full electrical test on every item
  • Earth continuity, insulation resistance and polarity where applicable
  • Pass/fail label on each item with the test date and next due date
  • Itemised asset register you can reuse next year
  • Failed items repaired on the spot where it is a plug, fuse or cord
  • Certificate issued the same day

The standard we work to

Carried out in line with the IET Code of Practice for In-Service Inspection and Testing of Electrical Equipment (5th Edition).

Getting to you in Streatham

Streatham is the furthest south we go and the response time reflects the run down the A23. Parking is markedly easier than the rest of the patch — much of SW16 is uncontrolled or lightly controlled, and most 1930s houses have a driveway, which makes van access simple and keeps costs down. The Streatham Hill mansion blocks need porter access for intake cupboards.
