A full rewire of a two-bedroom London flat takes five to eight days and starts around £3,500. Most properties we see do not need a full rewire — a partial rewire of the original circuits, keeping anything already in modern cable, is often half the cost and gets the same EICR result.

You need us if

  • Rubber, lead-sheathed or fabric-covered cable anywhere in the property
  • Round-pin sockets, or sockets mounted in skirting boards
  • Very few sockets per room, with extension leads everywhere

Rewiring — what people ask

How much does it cost to rewire a house in London?
A two-bedroom flat is around £3,500 to £4,500, a three-bedroom house £5,000 to £7,000, and a four-bedroom Victorian house £7,500 to £11,000. Price is driven by the number of circuits and how hard the property is to work in — solid walls, no floor void and lath-and-plaster ceilings all add days. Anyone quoting a full rewire over the phone without seeing the property is guessing.
Do I actually need a full rewire?
Usually not. If the property was partly rewired in the 1990s or later, the modern circuits are almost certainly fine and only the original ones need replacing. We test every circuit and tell you which ones are sound. A partial rewire typically costs 40 to 60 percent of a full one and produces the same satisfactory EICR — and we would rather do the smaller job and be recommended than sell you the bigger one.
Can I stay in the property during a rewire?
Yes, in most flats. We work circuit by circuit and restore power at the end of each day, so you always have lighting, hot water and a working kitchen overnight. It is dusty and disruptive during the day. For a full house rewire with the floors up, most people move out for the first week.
How do I know if my wiring needs replacing?
Look at the cable at the consumer unit. Grey or white plastic twin-and-earth is modern and fine. Black rubber, fabric braiding, or lead-sheathed cable is pre-1960s, will be brittle, and needs replacing. Round-pin sockets, no earth at the light switches, and sockets set into skirting boards are the other giveaways. An EICR will tell you definitively for £120.
Will you make good the plaster and decoration?
We chase in, re-plaster and make good to a standard ready for decorating — filled, flush and sanded. We do not paint. Where we can avoid chasing we do: running in floor voids and existing conduit saves you a lot of redecoration, and in a period property it saves original cornice and picture rails that cannot be replaced.
