Brixton produces our highest EICR failure rate, driven by the 1970s and 80s subdivisions of the Brixton Hill villas. The pattern is consistent: a house split into four flats on one original supply, sub-boards with no local isolation, no main bonding, and in a few cases a shared earth arrangement that no longer complies. Those are C2s and they are not trivial to fix, so we quote remedials itemised and in priority order. The property types we see in Brixton
Brixton Hill and the streets towards Tulse Hill have big 1880s villas, most subdivided into three or four flats, often in the 1970s and 80s and often without the original supply being properly re-engineered. Loughborough Junction and Coldharbour Lane are denser Victorian terrace, heavily converted. The estates — Angell Town, Loughborough, Moorlands — are 1960s and 70s system-built blocks with communal landlord supplies, rising mains and, in leasehold flats, a hard boundary between what the leaseholder owns and what Lambeth does. An EICR (Electrical Installation Condition Report) is the inspection every rented property in England must have at least every five years.
