Balham EICRs turn up more C3s and fewer outright failures than the rest of our patch, because the housing stock has generally been maintained. The recurring C2 in the Heaver Estate houses is undersized or missing bonding to a gas supply that was moved during a kitchen extension. In Du Cane Court the standing issue is old rubber-insulated cable surviving in the original lighting circuits behind the art deco fittings — it is a genuine C2, and replacing it needs care because the fittings themselves are part of what makes the flats worth what they are.
The property types we see in Balham
The Heaver Estate — the grid between Nightingale Lane and Balham High Road — is 1890s to 1900s, and unusually for inner London a high proportion has stayed as single family houses rather than being converted. That means big installations: 12 to 16 circuits, loft conversions, side-returns and basement digs, each added at a different time and often by a different electrician. The Hyde Farm Estate to the south is smaller Edwardian workers' terraces, more often converted into flats. Du Cane Court is the outlier: 1930s, steel-framed, with shared risers, communal landlord supplies and a residents' management company whose consent is needed for anything touching common parts.
