EICR certificate in Battersea

Converted Victorian flats around Lavender Hill and the Shaftesbury Estate fail EICRs on the same two points again and again: no main protective bonding to the incoming water and gas services, and a sub-board fed from tails with no local isolation. Both are C2 and both are fixable in a few hours. The new-build flats at Nine Elms almost always pass, but their reports still need doing on the five-year cycle, and the managing agent usually wants the block's own contractor notified — we can work alongside that.

The property types we see in Battersea

The Shaftesbury Park Estate and the streets off Lavender Hill are 1870s–1890s two-storey terraces, most now split into two or three flats. The conversions matter more than the age: when a house is divided, the original single supply is usually split with tails run through common parts to sub-boards, and the earthing arrangement at the sub-boards is very often incomplete. Around Battersea Park you get larger Victorian villas and 1930s mansion blocks with shared risers. North of the tracks, Nine Elms and the Power Station development are new-build with modern three-phase infrastructure — very few faults, but almost every job needs building-management consent before we can start.

What eicr certificate involves

An EICR (Electrical Installation Condition Report) is the inspection every rented property in England must have at least every five years. We test the installation, grade every issue C1, C2, C3 or FI, and give you a report your local authority will accept. A one-bedroom flat is £120 and takes about two hours.

You need us if

  • You let the property and the last EICR is approaching five years old
  • You are taking on a new tenancy and need a certificate before move-in
  • Your local authority or letting agent has asked for one
  • You are buying and the survey flagged the electrics
  • The property is an HMO and needs its report renewed
  • You have had an 'unsatisfactory' report and need the remedials done

What's included

  • Full inspection and test of every circuit, board and accessory
  • Dead testing and live testing to BS 7671 Part 6
  • Every observation coded C1, C2, C3 or FI, with photographs
  • A written quote for any remedial work, itemised and optional
  • Digital report emailed the same working day
  • Free re-inspection certificate once remedials are signed off by us

The standard we work to

Reports are produced to BS 7671 (18th Edition) and satisfy the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.

Getting to you in Battersea

Most of SW11 is Wandsworth controlled parking, generally Monday to Friday, and we carry a trade permit. Around Clapham Junction and Lavender Hill parking is genuinely difficult at any hour, which is the main reason our Battersea response times run a little longer than the distance suggests. For the Nine Elms and Power Station blocks we need concierge access booked in advance — tell us the block when you call and we will arrange it.
