Full rewires in the Heaver Estate are among the larger jobs we do — three storeys plus a loft conversion is typically two to three weeks. The saving grace is generous floor voids and original servant-stair routes that let us run cable without destroying the cornice and ceiling roses, which are usually intact and are the reason people pay Balham prices. We almost never recommend a full rewire in Du Cane Court: the block was well built and partial rewires of the original lighting circuits get the same result at a fraction of the cost and disruption.
The property types we see in Balham
The Heaver Estate — the grid between Nightingale Lane and Balham High Road — is 1890s to 1900s, and unusually for inner London a high proportion has stayed as single family houses rather than being converted. That means big installations: 12 to 16 circuits, loft conversions, side-returns and basement digs, each added at a different time and often by a different electrician. The Hyde Farm Estate to the south is smaller Edwardian workers' terraces, more often converted into flats. Du Cane Court is the outlier: 1930s, steel-framed, with shared risers, communal landlord supplies and a residents' management company whose consent is needed for anything touching common parts.
