Rewiring in Brixton

The Brixton Hill villas are large rewires, and the practical question is almost always whether to rewire one flat or coordinate the whole house. Doing one flat is possible but leaves the shared supply arrangement unresolved, which will come back on the next EICR. Where a freeholder or all the leaseholders can be coordinated, doing the house at once is substantially cheaper per flat and actually fixes the underlying problem. We are happy to talk to the other leaseholders. Rewiring is very rarely appropriate in the estate blocks — the installations are newer than the housing stock around them.

The property types we see in Brixton

Brixton Hill and the streets towards Tulse Hill have big 1880s villas, most subdivided into three or four flats, often in the 1970s and 80s and often without the original supply being properly re-engineered. Loughborough Junction and Coldharbour Lane are denser Victorian terrace, heavily converted. The estates — Angell Town, Loughborough, Moorlands — are 1960s and 70s system-built blocks with communal landlord supplies, rising mains and, in leasehold flats, a hard boundary between what the leaseholder owns and what Lambeth does. We work on the leaseholder's side of that boundary; the landlord's side is Lambeth's contractor.

What rewiring involves

A full rewire of a two-bedroom London flat takes five to eight days and starts around £3,500. Most properties we see do not need a full rewire — a partial rewire of the original circuits, keeping anything already in modern cable, is often half the cost and gets the same EICR result.

You need us if

  • Rubber, lead-sheathed or fabric-covered cable anywhere in the property
  • Round-pin sockets, or sockets mounted in skirting boards
  • Very few sockets per room, with extension leads everywhere
  • An EICR that coded the wiring C2 across multiple circuits
  • No earth wire at the light switches
  • You are renovating and the walls are coming off anyway

What's included

  • Honest assessment first — most properties need a partial, not a full, rewire
  • New circuits in modern twin-and-earth, chased in and made good
  • Sockets and switches positioned where you actually use them, agreed before we start
  • New consumer unit with RCBO protection and surge protection
  • Phased so you keep power and hot water overnight throughout
  • Full Electrical Installation Certificate and Part P notification

The standard we work to

Installed and certified to BS 7671 (18th Edition), notified under Part P, with plastering and making good included to a decorating standard.

Getting to you in Brixton

Lambeth controlled parking covers most of SW2 and SW9 and enforcement is active; we carry a permit. The estates have their own access arrangements and some blocks need a fob or a concierge. For a leasehold flat in a Lambeth block, it is worth knowing before we come whether the fault is inside your flat or in the communal riser — if it is communal, Lambeth must attend and you should not be paying us to look at it.
