Rewiring in Wandsworth

The Tonsleys are the hardest properties on our patch to rewire well. Solid walls, suspended floors with minimal void, and in many cases original lath and plaster ceilings mean there is no easy route for anything — a rewire that would take five days in Southfields takes eight here, and the making-good is a larger share of the cost than the cable. We say this before quoting, because a surprisingly low rewire quote for a Tonsleys cottage almost always means surface trunking. Southfields houses are much more straightforward: generous voids and a logical layout.

The property types we see in Wandsworth

The Tonsleys are 1850s–1870s two-up two-down cottages, small, solid-walled and with almost no floor void — which makes every cable run a chase. Southfields is the 1900s grid between the common and the district line, larger and mostly still whole houses. Earlsfield is smaller Victorian terrace, heavily converted to flats. The riverside developments — Ram Quarter, Wandsworth Riverside Quarter — are new-build with three-phase supplies, heat networks and, importantly for us, sprinkler and alarm interfaces that mean electrical work often has to be coordinated with the building's fire strategy.

What rewiring involves

A full rewire of a two-bedroom London flat takes five to eight days and starts around £3,500. Most properties we see do not need a full rewire — a partial rewire of the original circuits, keeping anything already in modern cable, is often half the cost and gets the same EICR result.

You need us if

  • Rubber, lead-sheathed or fabric-covered cable anywhere in the property
  • Round-pin sockets, or sockets mounted in skirting boards
  • Very few sockets per room, with extension leads everywhere
  • An EICR that coded the wiring C2 across multiple circuits
  • No earth wire at the light switches
  • You are renovating and the walls are coming off anyway

What's included

  • Honest assessment first — most properties need a partial, not a full, rewire
  • New circuits in modern twin-and-earth, chased in and made good
  • Sockets and switches positioned where you actually use them, agreed before we start
  • New consumer unit with RCBO protection and surge protection
  • Phased so you keep power and hot water overnight throughout
  • Full Electrical Installation Certificate and Part P notification

The standard we work to

Installed and certified to BS 7671 (18th Edition), notified under Part P, with plastering and making good included to a decorating standard.

Getting to you in Wandsworth

Wandsworth is our furthest patch and the response time reflects the traffic on Trinity Road and the one-way system rather than the mileage. Old York Road and the Tonsleys have very limited parking and narrow streets. The riverside blocks all require concierge sign-in and most require a permit to work for anything beyond a basic repair, which we handle but which needs a day's notice.
