Socket and lighting installation in Brixton
Extra sockets, downlights, outdoor lighting and USB points — the small jobs, done properly.
From £85
additional double socket, fitted and tested.
The subdivided Brixton Hill flats have odd socket layouts because the conversions followed the original room plan rather than how the flats are actually used — sockets in what was a landing, none where the kitchen ended up. Rearranging is usually straightforward as these houses have decent floor voids. In estate flats the walls are frequently solid concrete or dense block, so surface trunking or dado is often the honest answer rather than chasing, and we will show you what it will look like before committing.
The property types we see in Brixton
Brixton Hill and the streets towards Tulse Hill have big 1880s villas, most subdivided into three or four flats, often in the 1970s and 80s and often without the original supply being properly re-engineered. Loughborough Junction and Coldharbour Lane are denser Victorian terrace, heavily converted. The estates — Angell Town, Loughborough, Moorlands — are 1960s and 70s system-built blocks with communal landlord supplies, rising mains and, in leasehold flats, a hard boundary between what the leaseholder owns and what Lambeth does. We work on the leaseholder's side of that boundary; the landlord's side is Lambeth's contractor.
What sockets & lighting involves
An extra double socket spurred from a nearby point is £85 fitted; a new socket on its own run is £120 to £160 depending on the route. We do small work as fixed-price jobs, not hourly, so you know the cost before we arrive.
You need us if
- Extension leads permanently in use because there are not enough sockets
- You want USB-C sockets, or sockets behind a wall-mounted TV
- Downlights, under-cabinet or feature lighting for a kitchen
- Outdoor lighting, garden power or a shed supply
- Dimmers that buzz, or LED lamps that flicker and glow when off
- A new light fitting that needs an earth the existing circuit does not have
What's included
- Fixed price agreed before the visit for standard jobs
- Cable chased in and made good, not surface-clipped unless you ask
- Correct LED-compatible dimmers — the usual cause of flicker and buzz
- Outdoor work in properly rated IP65 equipment on an RCD-protected circuit
- Circuit tested and existing protection verified before we add to it
- Minor Works Certificate for every alteration
The standard we work to
New points and circuits installed to BS 7671 (18th Edition); bathroom and outdoor work notified under Part P where required.
Getting to you in Brixton
Lambeth controlled parking covers most of SW2 and SW9 and enforcement is active; we carry a permit. The estates have their own access arrangements and some blocks need a fob or a concierge. For a leasehold flat in a Lambeth block, it is worth knowing before we come whether the fault is inside your flat or in the communal riser — if it is communal, Lambeth must attend and you should not be paying us to look at it.
